fire risk assessment at quite a large expense

I own a flat in a converted Victorian house that has been split into 2 flats. There is a very small communal area which measures 2.5 x 1.5. A new management company is I insisting they do a fire risk assessment at quite a large expense.

1) can I do this myself and if not how much should one cost?


See above a recent inquiry and the management company is the RP. Any observations.
All my responses only apply to England and Wales and they are an overview of the subject, hopefully it will point you in the right direction and always treat with caution.

Tom, technically the RP does have to carry out a FRA although if I was a tenant it may be prudent to moan about the cost if they think it is excessive - I think they have them by the short and curlies. Cost for that should be no more than £XXX particularly if its a post 1991 conversion.

Well the cost might not exceed £100 for a non third party accredited sole trader.....but it shouldn't be too excessive I agree!

Plus expenses of course!!

OK may be a little more but to be honest it should take about 30 minutes to survey and an hour to write up!

As a third party accredited sole trader I quite often undertake very similar sized assessments for a local property management co at  £XX and less for reviews. Sounds like the agent may be adding on their costs as well. I normally undertake 5 to 7 at a time which keeps cost down for both myself and the letting agent. Anthony your about right on times.
