Title: new guidance?

Hi all, when the managing agent was fined ?100k in London recently - part of their PR campaign was stating that they will be following the "new guidance due out soon for flat safety" CS Todd was mentioned....is there an update of PAS or another missive due soon?

Hi PG,

Its the one in the link below for purpose built blocks of flats - its great common sense guidance with some excellent references to the older regulations and standards. Its a proper 'risk assessment' for those blocks that don't fit modern standards but have been fit for purpose for many years - its only downfall is that it doesn't cover blocks that have been added to and messed about over the years!! And its free so even better.

PAS 79 was last amended in 2012 but is more generic FRA guidance and template and not specific to any building type.

Hi Golden - already seen and use that one. This quote was a couple of months ago; and they seem to be referring to new guidance on the way? I can't find any other ref to it so it may be they just thought it sounded good and were hoping for a smaller fine!

If anything it shows the ignorance of some RP's and some providers some of whom when presented with this guidance, which is new to them, has been around for years - a bit like those small & sole trader extinguisher firms still working to BS 5306-3:1985!

I believe the incident you speak of occurred in June 2011 http://www.macdonald-martin.co.uk/2011/10/27/management-agent-fined-june-2011/ and the purpose built flats guidance appeared in May 2012, so the guidance Golden spoke of could be the guidance?

I'm fairly certain this was the guide they were referring to in their press release. The company were heavily fined for what appeared to be a few offences but it is generally believed that one of the reasons for the fine was the fact they had five risk assessments carried out on the block and these all came to different conclusions  however the managing agents hadn't carried out the recommended works from any but were thought to be seeking a FRA that would suit their own needs and save some money.
