Title: Fire doors between shops and flats
Post by: mosh on September 15, 2022, 05:57:45 PM
I understand that there needs to be 60-minute compartmentation between commercial premises and flats above.
What about if there is a door from the shop accessing the communal corridor to the flats. Does the door also need to be 60-minutes fire resistant, or does 30-minutes suffice?

If you look in the guidance it often requires a protected lobby with 2 x FD30S doors where non residential use areas open into a residential communal stair , assuming you are retaining a stay put approach for the flats. Preferably the two are separate - does the shop need the access?

Assuming that the shop needs the access, and there is no space to create a lobby with 2 FD30s doors, would they need to put in an FD60s door?

I see your predicament.. to properly judge, it might be worth getting someone in to do a compartmentation survey or similar - https://www.nwfiresolutions.co.uk/services/compartmentation-surveys/ (https://www.nwfiresolutions.co.uk/services/compartmentation-surveys/)

The lobby forms part of smoke containment provision, not sure a single 60 door would be directly equivalent.

It very much depends on whether it is purpose built or conversion in my eyes. If we have no or very little compartmentation between the commercial premises and the flat, then 60 minute door will not make a great deal of difference.

In which case you'd be full evacuate and have a suitable alarm system, the 30 + 30 lobby is based on the flats being able to use stay put and assumes the separation between purpose groups is correct.

Totally agree, that why the OP needs more information before anyone can really answer.
