Title: Fire Warden Coverage in Sub Let Offices
Post by: Suttonfire on November 01, 2019, 01:31:17 PM
I'm working with a company at moment who own the office building in which they are based, and they have now let out the top floor of the building to multiple smaller companies. Would you expect that they should still assign a Fire Marshal to sweep the top floor in the event of an evacuation (this would mean one of their staff travelling up one of the stairwells to check). Or would you consider it sufficient for the tenants to be responsible for evacuating their own areas?

Only grey area I can think of is contractors etc who are working on behalf the landlord on the 2nd floor. Would you consider that providing them with information on evacuation procedures is a better option than assigning a staff member based on the floor below to sweep the area.

Any views appreciated.

Usually you don't want people going against the flow, especially when they won't know where the fire is. The top floor tenants would be on the roll call per company and be asked to report in - this gets more complex if it's very small tenants of one or two people who may not be in every day or all day unless there is an in/out board that is used properly.

Contractors would be expected to sign in on arrival and be roll called against the sign in book rather than hunt high and low for them.

Also just found out that the building owners staff occasionally use the top floor for meetings/hot desking etc. Can?t find much guidance on recommendations for fire marshals in areas where staff hot desk/staff members not routinely based in an area.

Can anyone point me in the right direction?

Visitor signing in book, including employers to establish who is actually in the premises in the event of an evacuation.
fire risk assessments on all tenants, work processes, staff disabilities etc
training
emergency evacuation plan recorded
cooperation and coordination
fire drill! regularly!!
and see what the results are(human nature probably all over the place time wise, but with regular drills, and tenants having to abide to the rules/lease contract of the landlord,Otherwise they're out(permanently) ,the time taken to evacuate should reduce. All recorded of course.Stagger times of the drill as well, including early evenings etc
