Title: Fire Risk Assessments

Hi we have a  situation with a leasehold flat where our client retains the freehold. Ground floor flat has its own entrance to rear and first floor flat has its own entrance via its own ground floor door onto its own staircase. Is a Fire Risk Assessment required

The configuration sounds like you have two private dwellings, which are exempt from the Fire Safety Order and no other areas in common use that would be subject to the FSO, meaning no current requirement for a Fire Risk Assessment, although if either of the dwellings are rented then the landlord would have obligations under the Housing Act and similar (e.g. smoke alarms, etc).
