I was hoping someone could give me a correct interpretation on the following.
The table on page 55 of the above guide gives suggested standards for AFA in premises. For HMO's the suggested standard is Grade D LD2 (or 3 in smaller premises). This is qualified by 'note 3' which is the bit that seems to confuse the issue.

It would appear that there are two possible interpretations. Does the 'individual private dwelling' refer to the owners flat in which case, what he/she does is there own business, or, is note 3 suggesting that if an individual premises requires more than one detector, they should be D LD2, but not necessarily linked to the common system. Either interpretation seems flawed if there is a requirement to have a detector in the 'rooms off the common area' anyway as part of the common system.

We have a housing officer using 'note 3' to reduce the standards in HMO's as much as possible and an accurate interpretaion would be a great help.

It has always been accepted that in small premises of this type, the provision of a system that satisfies a BS 5839 Part 6 system would be suitable for the whole of the premises.  The category and Note in the Guide refers to small premises only.  If you would like to calrify this have a look at the old standard 12/92 for premises up to 2 storeys.
