We are planning to let out our three floor terraced house in Bristol, UK, to a family, a couple or two friends sharing. The house has two exits, one in front on the middle floor and one on the lower ground floor at the back. Do we HAVE to have closers on fire doors?
I am having fire doors fitted but I am getting conflicting information about if there?s a requirement to have door closers fitted on the doors. Common sense would say that there?s not much point in having a fire door if you can?t ensure it?s normally actually closed which is what the closers are for.
On the other hand a friend with a three floor student let house says they aren?t necessary, our agent says the same and the LACORS fire safety guidance says:
32.4 "the requirement for self-closers is considered unnecessary in some situations............. within single household ocupancies, and in smaller low-risk shared houses. The use of self-closers in these situations has proved impracticable and has often rendered the doors ineffective."
