Fire Risk Assessment of multi occupied office building

Hi

A three story multi occ office block needs a FRA...each individual occupier does their own assessment and consult about the common areas...fine...however the company that owns the building have put this splurge on tinternet

"Unlike other property companies we act both as landlord and tenant, managing leasehold properties for our clients, providing them with expert facilities management services and carrying out refurbishment and other large projects. This activity gives us an excellent insight into the markets we operate in."

If they are the landlord and tenent  (something I don't quite understand!) does that mean they have to do the FRA's themselves...as a tenent are they in 'control' or does it still land on those actually occupying the building?

It is probably saying it is the tenant occupying and, to any extent, in control of the common areas and facilities.

I would suspect poorly thought out marketing blurb

I bet the Letting Agreement doesn't doesn't make them responsible for paying the rent.....!

Confusing - I think it might be saying that in addition to acting as Landlord's Agents (common areas in multi occupancies, external areas on retail/industrial parks) they act as agent for people who might lease a floor or even a whole building FRI and deal with all their facilities side for them leaving the client free to get on with their business.

Trillium do this for the DWP, being their property managing agent not only for crown properties, but also the many DWP offices that are within other owner multi occupancies.
