Hi all

good to be back!

I have a friend who has a butchers shop and he is converting next door into a flat and two flats above.

one of the flats above has a protected route directed to outside, however the other flat (directly above his shop) has a staircase leading from outside straight up into the lounge. This staircase enclosure is made from brick. Now, building control have said that because this exceeds the 9 metres travel distance he has to install sprinklers in this one flat (I would imagine as an engineered solution) If this brick staircase enclosure had a fire door at its head leading into the lounge... do the forum think the travel distance should end when he reaches the door (which would be about 7 metres.... the two thirds rule may come in though)

I realise that this is outside the remit of the RRO but just thought I'd ask anyhow

Where do BC consider the travel distance of 9M starts and finishes?

I haven't actually spoke to BC but my mate says they said it's from the furthest point in the room, which is one of the bedrooms, through the lounge, downstairs and out the front door (storey exit)

If I am reading your post correctly it is that they are taking the travel distance to the building final exit as there isn't a door at the storey exit. By putting a door at the top of the stairway it reduces the travel distance as you have said. This would solve the problem.
I would have thought that the sprinkler may be more appropriate because I read that the bedroom is an inner room to the lounge.

Not sure whether I am answering your question, just repeating what you have already said or both.

you did answer my question...I couldn't see the wood for the trees there... the bedroom being an inner room which is more than 4.5 metres above ground level, as you said, will be why BC asked for sprinklers...having said that, there is another flat being built next to it with the same bedroom layout...ie inner room bedroom....but that flat has a  protected stair to outside

Have you mentioned the other flat because you still see a problem?
