Electrical Installations - RRO

Is there any requirement under the RRO for a premises owner to have their electrical installation checked or maintained (Article 8)especially if there is no evidence/history of problems of fire safety related to the installation?

Not directly. The Electricity at Work Regs place a statutory duty on employers to maintain and use electricity safely in a workplace.One way of showing compliance with the EAW Regs is to have your installation installed and maintained in accordance with BS7671 / IEE Wiring "Regs".

From the fire point of view electrical faults are a common cause of fire and there is a duty to minimise and control fire hazards. (definition of fire hazard see BS4422) So under the Fire Safety Order the enforcer/ assessor should examine how this hazard is being controlled and if there is evidence that it is not being controlled effectively the best solution is to recommend or require an inspection and test in accordance with BS7671.
