could i run something past you guys relating to a proposed boundary change. The existing site is part of a larger site that was owned by one client, now parts have been sold and new boundary lines need to be put in including fenced areas. so now there will be two seperate premises with new sperate owners, Am i right in saying the creation of a new boundary / demise could have limiting effects on the site in terms of fire spread under part B of the building regulations. As I understand the regulations when someone relocates a boundary there may be implications on the existing building and also on any future buildings built in proximity. I would like to establish if there would be any immediate requirement for improvement works to upgrade the existing building in respect of fire regulations and / or any future requirements should the building be sold and the car park site or any other adjacency land built on. It would be useful to note if future works would be required to the existing building, should an adjacent building to constructed, and if there would be any implications on the new building adjacent. Part B doesn't give any in depth guidance, anyone had delaing siwht this topic any good sources of information or suggestions
kind regards
alfi
ps
If there is was an optimum location for a boundary, that would cause as few future problems as possible. It maybe possible to create a covenant that would not allow building on a strip of land between, perhaps this would also be acceptable to the local authority?
