Hi all,
is there any case law with regard final exit doors to be available without theuse of key or specialist knowledge
in holiday lets type accomodation.(i know whats reasonable and proportionate may be offered in argument ,risk assesment etc)but i am looking for any specific case law examples  in this instance

There has been a case at mags court, but not case law in the sense of a decision by a higher court.

I seem to remember that following the judgement Welsh F&RS and Welsh parliament published some guidance on what they thought is reasonable. Have a copy somewhere will try and find it.

Found the information. Unfortunately, it appears to be minutes from a meeting rather than published guidance. However, it says - Self-Catering Accommodation

Recommendations for one or two storey properties, less than two hundred square meters per floor where all habitable rooms open onto the hall or landing which itself contains a final exit. Other properties may require
different provisions.

1. Risk Assessment: One must be completed, it should be recorded and kept available (strange as I would assume that they employ less than 5).

2. Fire Alarms: Interlinked hard wired Domestic type smoke detectors with battery back up should be fitted in the hall and landing ( Should conform to British Standard 5839 Part 6 LD3 Grade D system).

3. Emergency Lighting: In hall and Landing, generally integral with the smoke detectors though other types may be acceptable. ( Should conform to BS 5266 Part 1 2005 )

4. Fire Doors / Structural separation: Only required around garages that are used for parking automobiles.
recommended in Table B1, P67, Approved Document B, Volume 1, ISBN: 978 1 85946 261 4.

5. Fire Fighting Equipment: None (ROSPA).

6. Signage: Guest Notices.

7. Locks on Final exits: Single-action without key e.g. Turnbuckles/Thumblatch/Push Pads if alternative exit via windows not possible.

8. Information etc: When Guests collect the keys, provide a suitable guidance note and, when possible go through it to ensure they understand.

Do holiday lets have to register with the Tourist Board in UK mainland?
We're not Brazil we're Northern Ireland.

Emergency lights in the smoke alarms? Does anyone know of any Grade D inter-linkable product that does this, I only knew of Grade F units?
